Better for Braddon: How Coggan’s Village Raises the Bar

This corner of Braddon currently has limited tree canopy, with just 421 sqm of coverage across the combined land holding. The development of Coggan’s Village proposes to nearly triple this to 1,156sqm - delivered through lush rooftop gardens and vertical landscaping, alongside 12 deep rooted canopy trees.

The new Coggan’s Village precinct has been designed to celebrate and protect the bakery’s role as a local landmark, including delivering an open space surrounding the heritage building purposefully - Coggan’s Grove Park to be added on the North West corner.

A clearly defined curtilage, with new buildings stepped back to reduce scale and massing along the street frontage

A new lighting strategy has been developed to ensure all laneways and shared spaces are well-lit at all hours.
Natural surveillance is enhanced through balconies, windows, and active ground floor uses.
The dual access laneways and shared zones are designed to encourage walking while balancing slow speed vehicle access, creating a precinct that feels safe, connected and alive.

Coggan’s Village has been carefully designed to be self sufficient when it comes to parking, with more car spaces than required under ACT planning guidelines for residents, commercial tenants, and visitors.
The development will include ample secure bike storage for residents, along with convenient ground floor bike parking to encourage sustainable, active transport options.
Importantly, all vehicle movements will be directed through the rear laneway, helping to ease congestion on Lonsdale and Mort Streets. Smaller apartments will also benefit from dedicated car share spaces, aligning with local data that shows around 18% of Braddon residents do not own a car.*
